Guide to EPC's

If you have never heard of EPC's or Energy Performance Certificates don't feel alone. I am asked what it is, how it works and also how do you know if your property doesn't already have a valid EPC?
In a nutshell, an EPC or Energy Performance Certificate will give an indication of how the property performs from an energy point of view (like the name suggests!). They last 10 years, and a valid one is needed in order to sell or rent out a property.
During the assessment, I look at a number of key things...
1) The age of the property, and general features (length of heat-loss walls, party walls, roof-rooms etc)
2). The volume of space that is being heated.
3). What it is, exactly, that is heating the space, and with what sort of fuel.
4). The spec of any measures that have been implemented to keep that heat from escaping the property (age of windows, type/thickness of insulation, and location of insulation.
This information is then 'number-crunched' in the software, and the score is produced. This score is mainly a reflection of the cost of heating the property, rather than purely how much CO2 is released, for example, so the cost of your fuel plays a big part in the score.

The national average EPC score in the UK is a 'D'.
When carrying out the assessment, I'll need access to each of the rooms, any loft spaces, and also the locations of the gas and electric meters in the property.
